Addressing America’s Reskilling Challenge

whitePaper | July 16, 2018

Renewed economic growth, a booming job market, and the evolving nature of work are transforming the face of the labor market, resulting in changes in the skill needs of American employers, as well as new and different opportunities for American workers. The property has been vacant for approximately three years. The underlying zoning allows for the proposed use subject to approval of a Special Use Permit. The applicant has prepared an Engineering Site Plan and is requesting three variances: a) to allow for driveway spacing of 10.6 feet in lieu of the 230 feet required to allow the existing driveway to remain at its current location; b) to waive the requirement to provide a deceleration lane at an existing driveway; and c) to allow the existing 12 foot by 40 foot sign to remain on the property for a maximum of five years or until TxDOT acquires the property for the I-35 expansion, whichever is earlier, with the following conditions: (1) the sign shall only be used as an onpremise sign; and (2) after expiration of this variance, the owner must come into full compliance with the City’s sign regulations, as amended. The Planning and Zoning Commission recommended approval of the request by a vote of 4-0 at their meeting on June 3, 2014.
